Got Questions For the Foreclosure Doctor?

July 12, 2008 by Admin

Do you really have some questions for me?  Some of you may be wondering who I am.  Who is the Foreclosure Doctor.   Well let me share a little.  Actually I should say “We” because this blog Foreclosure Doctor Online really represents a series of Foreclosure Doctors or Foreclosure Specialists.  What do we really do?  What is our intention?  We work together with clients to help them Stop Foreclosure.

Well Sam’s story (Name changed to protect identity) who is one of our clients can help answer that.  He was in big financial trouble with his house.  He was months behind on his mortgage.  He wanted to stay in his home.  But his forced auction date was coming up.  He was in a panic until one day he met with the specialists from our team.  Can you guess what happened next?

Well the name of our company that we operate under is Golden InterCapital Investments Corp.  And this is how we stepped in to help.  First we listened to his story and offered to help.  We assured him that we are able to help him stay in his home.  And we shared with him full disclosure about how our program works.

Our program works like this.  We joint venture with the client to arrange for a brand new mortgage on the home.  We use our credit and financial strength joined together with the client’s equity to purchase the property to secure a new mortgage on the property.

Then after about six months of perfect payments we sign the house back into our clients name and they assume that new mortgage.  Doesn’t that sound like a great deal?  It is an innovative, creative but practical strategy.  We are able to do this providing there is sufficient equity in the property to safely do the deal.

We make a small fee for our service but that is normal there are costs involved.  However, Asset preservation is our primary goal.  We feel motivated to do this great work and help people who are facing foreclosure to stop their foreclosure and start building wealth because we believe there is an abundance for all.

We have been doing this for about five years now and we’ve helped numerous people.  There are so many individual investors and loan companies out there taking advantage of a client’s misfortune.

It is just amazing how these companies or investors choose to structure deals with homeowners that are designed to fail.  And when they fail, it is the investor who gets the house and all the equity built up in it.

Ours is a totally different strategy.  We design our deals to win.  We believe everybody can win.  The client can win the bank can win and we can win.  Right now we only make this unique offer in Alberta, Canada where we are based because the law there allows for a mortgage to be assumed without qualifying.

However we have structured other similar deals that are offered in different parts of Canada and the United States.  We really want to help with the foreclosure crisis that most American communities are facing.  We have established this blog with an abundance of information and a wealth of resources to help all who are seeking help in the midst of their financial crisis.

You see that is the real goal to help people by empowering them with knowledge to prevent debt and financial loss.  There are so many who are losing there entire equity unnecessarily.  But with the right knowledge, wisdom and understanding we can stop debt and start building wealth.

We want to help as many families as we can to stay in their homes and start building wealth.  We will continue posting content that I believe is of high value for our readers.  We are open to hear your ideas and discover more about what subjects you want to read about.  Feel free to comment and together we will build a relationship where you are supported and powerfully helped.

Are Lenders Human Enough to Understand My Hardship?

July 9, 2008 by Admin

Well that’s a great question.  And you’re probably not the only one asking it.  Many are wondering “Are lenders human enough to understand my hardship situation?”  What are the circumstances under which they will grant a loan modification?

Karen had just lost her job when her company started down-sizing.  Her daughter was in the hospital and the medical bill was mounting.  And to make matters worse she had just gone through a terrible divorce.  She felt certain her lender would not understand her difficult situation and grant her a loan modification.  Until she discovered how to “Write a Hardship Letter.”  Let me take a minute and show you how right now.

Most Mortgage Companies will ask you to write a Hardship Letter in order for them to even begin considering you for a Debt Work Out  Don’t make the mistake most people make and keep on trying to explain your difficulties to the person who calls about the mortgage on the phone.  Typically they have little power to help let alone begin to understand your case.  Their job is simply to call you and ask for the missed payments.

But if you can sit down and write an actual Hardship Letter that will place your case in front of the right people you stand a far better chance of getting someone who understands your situation and may willingly help you.  Isn’t that what you really want from your lender?  A listening ear, an understanding heart and a willingness to help you.

Now this Hardship Letter that you will write will have more meaning if you have established a track record of faithful payments.  Then you can legitimately tell the story that “something happened” in your life to cause you to miss payments.  And you can point out that “whatever it is that happened” is no longer happening.  “Simply put the difficult dark days are over and the sun is shining again for you.”

You full intention in this letter is to take an opportunity to appeal to your lender to give you a second chance. This is not to be a rant and rave letter where you blame the lender or complain about the services they have or have not done.

In other words even if you missed payments because the bank made a mistake and did not take the money out on time, or if they cashed a check you had postdated two weeks early and so your mortgage check bounced, this letter is not the time or the place to mention that.  In this letter you want to appear to take full responsibility for your payment defaults and show yourself strong and able to pay in the future.

You must write in such a way that you appear honest and truthful in the representation of the facts.  Tell them exactly what happened that caused you to miss payments.  Then you must prove to them that this was merely a temporary situation and you are now back on your feet and in a position to make your payments on time.

You need to also mention a viable and legitimate excuse for falling behind.  To say “well I had financial problems” is not sufficient.  Things like a loss of a job, illness or death in the family would be an acceptable reason to fall behind on your mortgage temporarily.  Let us give you the foreclosure advice you are seeking.  We can share much more sound advice with you to help you Foreclosure and Start Building Wealth.

Is It The Perfect Financial Storm?

June 6, 2008 by Admin

What do you think of when you hear the term – perfect financial storm?

That’s what many are calling it.  A confluence of events that have came together and created the perfect financial storm …

– Expensive wars overseas

– An unregulated mortgage industry that allowed banks and lenders to provide loans for people who could not possibly pay for those homes

– Massive loss of jobs

– Rising gas prices and food prices around the world

This has all come together now and is swirling around our heads in a giant overhead financial twister.  Isn’t the real question “How prepared are you for these events?“  Most of us believe we are safe and secure against financial disasters such as foreclosure.  But most have not even taken the time to get ready in case they have to camp out in financially sub-standard living conditions for a while.

Clearly the foreclosure crisis in the United States has reached unprecedented proportions.  With a staggering one million homes in foreclosure now what else can one do but suffer the impact of this in every neighborhood?   Can we just ignore what is happening and hope it would go away?

Even if you yourself are not in foreclosure, most likely quite a few in your neighborhood or on your block are.  Do you really believe their financial plight will not affect you?  As others around you lose their homes you will most likely experience a corresponding decline in the value of your home.  Are you prepared for that?

Even if you are not in foreclosure consider your answer to this question. What is the impact of all the foreclosures all around me?  How does that affect my own home and life and experience living in this community?  What happens when significant friends, family and neighbors can no longer afford to live in this community?

Who will come in and occupy those houses?  Will they remain vacant and become a safe-harbor nest for vagrants and transients?  Will big time investor take them over and amidst the impressive promise of good owners reveal themselves to be nothing more than slum lords?

Knowing what to do during such a crisis like this is challenging.  And indeed, if you’re wondering about your future in a neighborhood with numerous foreclosure signs there’s reason for concern.  But then what if it’s not your neighbor but you in foreclosure?  Suddenly you find yourself thinking, “Will I even be able to stay here in this neighborhood?  How can I possibly survive a foreclosure?

You may have concerns about the overall quality of life and the decline in standard of living most communities experience after a community goes through a vast amount of foreclosures like this?  And at what time will the price of your home decline beneath the amount of your mortgage?  At what price or time would it simply not make sense to stay?

  • I want to suggest that every homeowner owes it to himself to acquire  knowledge and understanding about the foreclosure process and the governing laws.  After all, we seek to become familiar with the laws that regulate the purchasing of our home.   Why not extend our knowledge to become aware and knowledgeable about the laws that govern the losing or forfeiture of a home.

  • That is why I so strongly encourage you to download The Free Foreclosure Report.  It contains the right information you need to help you become knowledgeable about the laws in your state that govern and control mortgages and the foreclosure process.  Though it is totally free it is of great value as a recourse.

  • And not only should you become acquainted with the laws that govern foreclosure but you ought to become more aware of your own personal finances.  Where are you financially right now?  Have you been saving?  Are you prepared for an even further downturn in the market?  Are you able to meet your financial obligations faithfully every month?  What are the financial unknowns in your life that are just building and waiting to explode?

  • Because I believe that no one should be without sufficient knowledge of the tools and resources available to them when shopping for a mortgage I included the Financial Freedom Info Pack on as a permanent link on this blog.  It offers an opportunity to become extremely powerful with knowledge.  You will learn how to stay away from those with the yellow sign that say “I BUY HOUSES FAST,” either find and choose a good mortgage, or find a way to restructure yourself in a more powerful financial way.  For the low cost of this package I assure you of great value and dividends.

In the midst of this so called Perfect Financial Storm I just wanted to check in with you and make sure you are staying healthy financially.  If you are already facing impending doom and loss don’t despair.  Stay positive and alert.  You have your life and  if you have life then you have what it takes to recapture any loss.

I strongly encourage you to check out these packages I’ve talked about today.  Feel free to comment on any of the posts in my blog.  Subscribe to this blog and get my powerful post in your email every day.

What Makes Mother’s Day So Wonderful?

May 12, 2008 by Admin

What makes Mother’s day so wonderful is clearly not the day at all.  It is “Mother” and the phenomenal person that she is.  It is the “Mother” and the unending task of raising the next generation that she does for free.  It is Mother and her life of love and care dedicated to the children.

However, on this Mother’s day, I wonder, how many great Mother’s are facing foreclosure in America right now?  How many Mother’s are wondering where they will find the money to put food on the table, gas in the car and a roof over their children?s heads right now?   How many Mothers in America are Homeless or near homelessness right now?

Today, while so many are celebrating the greatness of Mothers, I want to share some ideas with Mother’s who might be facing foreclosureAm I going to charge you for this information?  No!   Of Course not!  It’s Mother’s day.  And these are ideas of what to do while in foreclosure to get out and create a better life.  I’m confident in my belief that Most Mother’s who are in foreclosure do want a better lifeIsn’t that just amazing?

On this Mother’s day I strongly advise that any mother who is in foreclosure but wants this better life, can follow these steps below and begin to rise from the depths of financial despair.  I promise you will experience tremendous personal growth and development just by going through this process.  And maybe for the first time you will effectively focus some of that energy that is usually focused on the children, on yourself.

Step by Step Strategy To Turn Your Finances Around and Chart Your Way Out Of Foreclosure!

Step 1Go into your house and shut the door.  Begin Acquiring all the knowledge you can about your situation.  Start by downloading the Free Foreclosure Report and study it carefully.

Step 2Shut out all fear, worry guilt, shame negative thinking and negative people

Step 3 – Carefully take stalk and inventory of all your resources including your unique marketable skills and abilities

Step 4 – Powerfully believe that you always have something left to give or use to create a solution to your problem

Step 5 – Understand that every money crises will yield to one of two things; either the creation of more money or the dissolving of more debt

Step 6Financially cut back to the bare necessities for this temporary period.  But never say you don’t have money.  Never talk about being broke.  Talk about the money that is coming.  Talk about the wealth that is on its wayStart Budgeting both your time and your money.

Step 7 – Start to answer every phone call from bill collectors.  Do not avoid any creditor, lawyer or collection agency.  Start taking ownership and responsibility for the financial problem.  By doing this you may for the first time come up with an actual hard number that reflects how much money you need.  With a hard number you can start to stimulate the creative juices in your mind to find an innovative solution.

Step 8 – Establish a plan of action.  Do not be afraid to implement a plan that is drastic, dramatic and daring.  What you have been doing so far has not been working for you.  Know that if you want different results then you must do something new.

Foreclosing On the Children?

May 10, 2008 by Admin

Yes indeed, your lender may have forgotten about the childrenBut you cannot!  Under the pretense of good business practices the bank chose to foreclose on your property instead of work out an existing loan arrangement with you.

Thus forclosure affects everybody in the family.  We know that the family pets are often neglected and forgotten.  They get foreclosed on by their owners.  But will you just do nothing and foreclose on the children too?

If only there was a simple and easy way to solve these challenging, tough problemsIn fact don’t you sometimes wish that you can WIN JUST ONCE?  Wouldn’t that be great if you can WIN AGAINST ALL ODDS and put an end to all this noise?

You and the children can enjoy the safety, security, joy and peace of an life that is totally different.  And then you wake up and realize that you are called to live this life right now.  And you’re all alone and scared in the midst of it aren’t you?

In fact I’m sure it must be petrifiyng to be a single Mother in foreclosure with 3 or 4 hungry children?  But isn’t doing nothing while in your situation essentially the same as foreclosing on the children?  It means to withdraw the care and love and support you signed up for when you chose to have children.  Can we find some more powerful solutions than that?

The children are still looking for care and support.  And no you can’t possibly let them know about this situation you are in.  You must find a way out.  You must brainstorm and think and find a solution.  You must confront the stuff you’ve been ignoring and establish a plan of action.  Are you willing to do that?

Sometimes the world of business and money takes some liberties that Mothers, who are engaged in life’s greatest business of raising the children, just cannot afford to take.  Mother’s just cannot foreclose on the children.  No matter what happens all around you and in spite of all the noise in your world you must find a way to feed, clothe and house the children.

Well you’re wondering what’s a woman like myself with three children supposed to do anyways?  Well sometimes it’s easy to talk about it, shake our heads and walk away.  But, do you honestly believe that’s enough to protect the children?  Of course it’s not!

Yes, when banks threaten to foreclose it can sometimes be depressing and we feel tempted to forget the children.  Just feed them fast food three times at every meal and baby sit them with a television set during the day and movie night every night.

With nobody there to support, help, guide and comfort you during difficult times it is even easier to forget the children need all that same support.  And so, how does a Mother give the support and care and nurture that she is not getting for herself?

These are all great questions.  If it is true that questions drive the mind then they should get your thoughts going right now.  Maybe you’re thinking what most women in your situation are thinking?  “I’ll just ask my boss for a pay raise, or I’ll apply for a second job or I’ll get a home based business started.”

But then the sound of your baby’s crying fills your ear and you realize that in order to provide for the children you need guidance, direction, solutions and answers now.  More than that, you need a plan of action and a clear, focused vision of a powerful future.  But where can you go for safe, sound reliable advice, wisdom and financial counseling?

Not having a plan of action is even a worse predicament.  How do you ponder the thought that any day now you and your children may be pushed out on the street?  How do you resign yourself to deal with the threat of homelessness?

Well if you’ll permit me I’ll offer you a simple and powerful plan of action.  But you must promise yourself and me that you will do every step.

First, you must acquire the right information about foreclosures in your state.  Do this by down loading the FREE FORECLOSURE REPORT

Second, you must intensely desire to be accomplish more than get out of foreclosure.  You must seek to build wealth and respect.

Third, you must connect with a vision of the future or goal for your life that is way bigger than yourself

Fourth, you must aggressively implement your plan of action, and reap the results of a dramatic change in your financial future.

Always remember that in order for life around you to change then you must change.

Obama Wins Against All Odds – Can You Win Against Foreclosure Odds?

May 8, 2008 by Admin

Some people just seem to have a knack for winning.  They have the “WINNER’S TOUCH!”  If you’re facing foreclosure you may be asking some very real questions.  What is the best way to solve this problem?

How do I turn the table on my bad luck and financial failure and BECOME A WINNER?  Is there such a thing as “WINNER’S TOUCH”?

Some may be asking even further questions.  Barrack Obam pulled off a great win last night.  How did he do it?  How do you just WIN AGAINST ALL ODDS like that?

How did he survive all the recent noise and rise while surrounded by a sea of swirling fear, negativity and insurmountable odds?  And more specifically for you in a foreclosure situation, how can you win against the FORECLOSURE ODDS?

Many who are faced with financial challenges really want to win just like Senator Barrack Obama did.  They want to conquer AGAINST ALL the FORECLOSURE ODDS.  But How do you defy the odds when you’re down?

How do you go through the noise of financial stress and distress, facing the threat of loss, bad credit and foreclosure and still rise above all odds?  How do you win when facing foreclosure?

During the last few weeks Senator Barrack Obama’s bid for the presidency has been pumelled by multiple attacks.  Possibly, he might have felt these as a stinging threat of impending doom and destruction.

Surely he and his campaign team must have felt the numbing freeze of fear and doubt.  So how did he pull off this amazing win last night?

By watching his demeanor, mood, attitude and actions over the past few weeks I have deserted what one must do to get the “WINNER’S TOUCH”.  And no matter what adversity or difficulty you’re facing, this strategy can HELP YOU WIN!

Yes, in spite of what the bank does, or the mortgage broker says, or the lawyers are up to, YOU CAN WIN!    And just like Obama did last night, you can chart your way to victory over your foreclosure situation today.

Well are you ready for a Powerful Plan of Action?  Here is where I want you to start.  Click on the FREE FORECLOSURE REPORT  link and download this free e-book.  I have sought to outline what I believe Senator Obama’s strategy is.

You can adopt it easily by implementing the steps below and following the directions in the download.  By following the four steps below you will be implementing the “WINNER’S TOUCH”.  The WINNER’S TOUCH Formula that Senator Barrack Obama used is powerful and it works?  It is a simple Four Part Formula that can turn your life around.

Step One    –   He Beheld and Visualized the Final Outcome He Desired!

Step Two    –   He Believed and Trusted In His Message and Mission!

Step Three  –   He saw himself Being and Belonging to a Moment of Victory!

Step Four    –   He Behaved in Accordance With His Being and Belonging!

By adopting these four steps you put yourself into the attitude, mood and action of a winner.  The result of this is that you can powerfully change and impact your situation for the better.

You can use the abundance of resources available to you and create solutions that generate amazing and favorable outcomes.  You can WIN AGAINST ALL ODDS and SAVE your house from foreclosure.
