Where’s the Real Foreclosure Advice?

Here’s a tough and honest question about your foreclosure situation:  Where did you get your advice from?  Did you go to an expert who regularly helps people who are in foreclosure?  Or did you go to your Mother and Father about the foreclosure situation?  Did you consult with your friends and colleagues at work, or did you ask your brother’s and sisters about what you should do?  Or did you just keep it to yourself?  How do you really feel about asking people who “DON’T KNOW” anything about stopping foreclosure to help you.

I’ll never forget talking with Matthew.  The bank had been threatening to take his house for over a year.  He didn’t know the law, didn’t know his rights and knew even less about how to talk to his lenders.  The bank had highly knowledgeablepowerful and wealthy lawyers working for them against him.  He had no expert advice or help until we had this conversation.  Now let me share what I told him with you.   


First I share with you what I shared with Matthew about his friends and family.  Surely his friends and family mean well.  They do have have his best interest at heart.  But do you think they have specialized knowledge, understanding and expertise in the are of foreclosure?  No!  Definitely not.  Now this does not mean they are bad, ignorant or stupid people.  It simply means that is not their field of expertise.

So I’m not saying that you should not go to your friends and family for advice.   Just make sure you choose wisely what kind of advice you accept from them.  Rely on them for emotional, mental and spiritual support during those times when you are feeling down and out.  Be willing to accept financial help from them if they are able and capable of giving it.  But don’t ask them to do what they are not prepared to do.

Most of the time they are not experts in foreclosure law or banking policy or mortgage reinstatement procedure.  Now by the same token if you happen to have a friend or relative who is an expert in one of these areas then certainly you are in luck.  And of course you will use them as a treasured resource.  But if not then let your friends and family do best what they do best and let the experts in the field who deal with foreclosure cases every day do best what they do best.

Well let me help you by putting that lie to rest right now.  If your house is in jeopardy of being foreclosed upon and you have some equity in the house, there is plenty you can do to save your home.  Panicking and walking away however, is simply the worst thing possible. 

Turning the keys over to the bank without structuring and agreement so that the property does not show up as a foreclosure against your property is also a practice you should stay away from.  Many banks or lenders will take those keys from you and thank-you graciously but they will still register a foreclosure against your credit.  Or further still if they sell the property for less than you owe they may still demand you pay the difference.
